Loan Mitigation Advocates’ services include an assessment of our clients’ home loan situation, financial situation, and documentation of the client hardship, if applicable. The assessment is performed to better understand your total financial picture. This allows us to be better prepared when working with the servicer on your behalf.
Our initial conversation will detail out the following:
- the number of loans and amounts you have tied to each property
- the amount of months past due
- the loan terms
- the lenders’ name and contact information
- current employment status
- current income levels
- other financial obligations
All of this information is relevant in assessing whether or not the lender may be willing to grant a modification. It also allows us to better prepare and tailor your specific situation to attract the best possible resolution.
We are happy to meet with you in person (geographical restrictions may apply) and review potential options that may be offered by the lender.

Loan Mitigation Advocates is extremely focused on coming up with an amicable solution that benefits both the borrower and the lender involved. There are a number of possible solutions; however our company is focused on working with the servicer to grant a loan mitigation option.

After our initial discussion and an agreement is reached to establish a business relationship, a contract will be signed that details out our fee as well as our disclaimer information. One primary benefit to using Loan Mitigation Advocates is that we do not take advanced fees. Payment will take place once there is a written confirmation from the lender detailing the successful loan mitigation option for the borrower.

- Deed in lieu of foreclosure
- Foreclosure
If a loan mitigation option is deemed not feasible, the founders of Loan Mitigation Advocates are licensed California Brokers/Realtors and can represent you during a short sale transaction. If you are located outside of the East Bay in Northern California, we also have Realtors we can refer you to across the nation.
If foreclosure seems to be an inevitable option, seeking legal counsel is advisable.
